Tashkent’s real estate market stabilizing
In November, rental prices for housing in Tashkent city continued to stabilize. The average rental price per square meter stood at $8.3, maintaining the level seen in June of this year.

Real estate market activity has increased in Tashkent city and regional centers, with the market gradually recovering its position. Notable growth was observed in the regions. The annual price increase in the secondary housing market reached 6%, reflecting positive trends in the sector.
According to the Center for Economic Research and Reforms, the real estate market showed positive developments in November. The number of buy-sell transactions reached 21,900, a 2.5% increase compared to October.
Additionally, year-on-year market activity rose by 0.8%.
Regionally, an increase in real estate transactions was recorded, with Khorezm and Bukhara regions seeing growths of 15.6% and 8.4%, respectively.
As the capital, Tashkent accounted for more than 30% of the total real estate market volume, with activity rising by 9.3%.
Over the course of a month, secondary housing prices nationwide saw only a slight increase of 0.3%, but compared to the previous year, there was a notable 6.2% rise.
Regionally, secondary housing prices saw significant increases in Surkhandarya (18.1%), Bukhara (11.9%), and Kashkadarya (10.2%) regions.
The most affordable secondary housing prices were observed in the Republic of Karakalpakstan, where the average price per square meter stood at $333.
In Tashkent city, the average price of secondary housing rose by 0.2% during the month, reaching just over $1,100 per square meter.
Significant price increases were recorded in the Bektemir (4.4%), Yashnabad (2.4%), and Shaykhontohur (2.2%) districts of the capital.
Nationwide, the average price per square meter of secondary housing increased by 6.2% over the year, while in Tashkent city, a slight decrease of 1.5% was observed.
In November, the rental market in Tashkent city showed signs of stagnation. The average rental price per square meter remained at $8.3, reflecting the same level as in June.

Rental prices remain high in the Mirabad, Shaykhontohur, and Yakkasaray districts, where the average price is between $10 and $11 per square meter.
At the same time, the average rental price in Tashkent city decreased by 10.7% compared to the previous year. The largest price drops were observed in the Uchtepa (14.5%), Yashnabad (14.3%), and Yunusabad (13.8%) districts.
